At my point in life everything I own is both a cash flow superstar and appreciating nicely, because I'm invested in growing, popular areas.If I was just starting off now, I'd probably be aiming for value-add in good areas where I could either live there while improving the unit(s) - ie a duplex, triplex - or where I could trade sweat equity for profit, or both.

Say you paid 100k 6 years ago and have done nothing to improve the property value.

Certain amenities can drive bookings (e.g. having a hot tub) but don't necessarily improve guest satisfaction.  

I also wonder how this is going to work.. you cant tax a parcel that has lost a 5 mil dollar improvement ??? 

Smart investors first focus on finding quality properties—such as those in thriving areas of Brooklyn or potential neighborhoods around Manhattan—and then reverse engineer the process by improving management, optimizing rental structures, or enhancing facilities to make it worthwhile.

This upgrade not only improved comfort but also significantly modernized the property.

I don't know your skin thickness but know I do it with love and care for your improvement, there is no insult meant by any of it but fact is we all gotta suck, learn and try again before we get great, right. 

For improvements to our process, I’ll say yes to all showings and update and reduce the # photos. 

I initially accepted it as an improvement.
