Ask @Dave Foster for any 1031 questions…But I’d start with these…Are you planning to pay all cash for the replacement property since it will probably be either impossible or expensive to get the loan in the LLC’s name.Why are you putting the property in an LLC?

I will Also do take into account the fact the refund window is impossibly short at 3 days for anyone not 75 or older, how you can decide if you are satisfied with a lender inside of 3 days for finding a deal, and doing the appraisal etc is beyond meYes, they are a scam as I tried using them and besides getting locked out of my account constantly, which seems to be from their side of things from how they made it sound, they have rather unrealistic requirement's (Comps that none of the local realtors or other lenders use for one thing i.e too narrow),or the fact they expect total rehabs to be done inside of a month or 2 and then the property should sell instantly after that, they want all of that done in the space of 5 months, even deciding a property is something else entirely, deciding that other homes are businesses (Like a bike shop) even though they are clearly residential SFR or apartments.

The one place that still imo offers a good combo of being nice, being affordable and having a little upside left imo is the eastern shore of Md, I just bought a flip down there (though it’s pretty hard if not impossible to find great value add even there) but it’s affordable, growing (a lot of people coming from dc, New York, Philly area.) but still not really a big enough market that any major operators are out there yet.

With building it can be a task with all the bureaucracy but if you have patience it all just depends on the zoning and all that fun stuff but due able I work with developers now that have built where others would have deemed impossible.
