It also gives you the opportunity to be creative on how you want to vest/take Title (LLC vs Individual name). 

The closing attorney or Title company may be the determiner for an answer and usually at this point in the process as an agent I'd defer to them.As an investor, I think I'd want all this squared away before closing so maybe check with the attorney/closing company.

If this property is in Texas it may be very different because Texas is a title theory state.

It often might take asking why 5 times to get to the root why.Also, I notice that often that why shifts...for me in the beginning, money was important because I thought it gave me power, and growing up I was pretty insecure due to a lot of high schooling bullying...come to find out the power does NOT COME FROM MONEY, but rather from within after identity who you want to become and don't let your past define you.

I've had a few Ohio title companies point this out with files as well requiring the entity vested on title to either be registered as a foreign entity or a domestic entity with the Ohio Secretary of State.  

That takes a title company and a couple of contracts, but none of your own money.
