Laterals can get clogged as water is not running out, the dirt hardens arond the outlets and vegitation backs up with roots and debris falling in.

As the least read the forums about hardening your rentals, that will help in selecting finishes, better paint, hardier fixtures, things like that.I also haunt craigslist looking for comparables, I found one has the old blue tile in the bath and super old sink, no refinished kitchen mismatched paint through out,...and their price is above what I am thinking of asking for the rent!

If you're buying a rental, it makes sense to buy a residential structure that can be hardened effectively to serve as a rental than one that cannot.

C area MF does ok when you fully renovate and harden up the unit.A rental investor's biggest cost is actually vacancy and turnovers, if you can minimize that by being in SFR assets that attract less transient and more long-term tenants, you should realize consistent returns with less bumps along the way.

Its the "city-folk" get "shocked" --- although, you aren't supposed to pour grease down a sewer either since it can/will harden and plug up the sewer lines.How many units are you talking about for your multi-family?
