So many scams like this it's getting out of hand!

Is there a way to transfer the loan agreement to my name or try some owner financing/selling strategy?

I just DM’ed you but I’ve househacked a handful of properties on the northwest side of Chicago.

Although I see this person has now morphed into just being a real estate agent as i suspect he was letting way too much business slip through his hands just trying to be a wholesaler.. 

.- Have attorney draw up a contract to do this.Suggest you offer your dad some cash, now or in the near future, to motivate him to transfer his ownership to you.It may not work out, but you will learn a lot either way!

So you may have a struggle on your hands trying to prove to the appraiser whether it's an actual "bedroom" or not.

A minority of 401k providers will let you transfer the loan to a new provider, but I have yet to experience that option with any 401k I have had.
