The more you can find same/same the easier you might find it.Your age plus or minus a few yearsYour genderYour political leanings (if any)Your similar job typesSomeone from your gym, dance class, yoga, baby tumbling, etc...Introverted or extroverted like you.No scary baggage (creepy stalker Ex's).Same alcohol patterns (abstinence all the way to drink them under the table).Same age kids.etc...and Pluses:Cuts hair and can give discounted hair cuts at home, and etc...Fun to talk to.Same religious leanings.etc..Good Luck!

So about 7 months has gone by since i last asked him about the books, now this past weekend i sent him the following deal...https://www.biggerpockets.com/... a few days go by and i scripted what i was gonna say to him the next time i saw him "it was just a deal i thought you would like to pursue, because I'm not in a spot in my life financially to move on anything at the moment i would of liked to see it go to a friend" I was at the gym today and out of nowhere i got a text from him saying B: "Hmmm... seems like a good deal what's your plan for it" Me:" Nothing, i cant move on it, but i would not fix and flip anything, not even a wrench with Biden's new Cap Gain taxes, but if i was to move on it i would buy/hold/ rent.

That will be your competition so I'd call around and see what new 2bdrms are going for in that area. 2011-2014 I paid  $1300-$1450 (rent went up over 3 year period) for a brand new 2 story, 2 bdrm loft and had a gym. pool, business center, etc - those bldgs also offer low deposits/move-in incentives since competition is high for good tenants.

Finish of floor, counter tops, etc could all be done better to tie in a nice scheme, but just tried to work something up between the gym and dinner.
