I’m new here and just starting my real estate investing journey this year.I live in NY but am looking to purchase multi-unit properties (4+ units) in a growing market outside of the state.Here are a few concerns I’m working through:As a newbie, is it a good idea to buy a property out of state?

If it's managed well by a professional, you are more likely to succeed, grow an appreciation for it, and maybe take over management some day. 

Got this from the sponsor - Real estate gain is 1231 - but there will also be recapture of depreciation which is ordinary income.With a few unknowns before the actual k-1 is released, it's hard to make any concrete decisions but was just wondering if I should sell some long-term held stock at fidelity to offset the gains

We consistently produce over $70k in net income and I distribute this to support my family.Long-Distance REI: I am looking to invest in long-distance cash-flowing SFH in growing C-Class neighborhoods.

Additionally, the growing number of Airbnb listings in the area has increased competition.

If the numbers aren't there yet, I'd suggest focus on growing your income, look into house hacking as previously suggested, or consider partnering with other investors who can qualify for the loans.

Our area, Destin FL. is somewhat new for AvantStay and they have had some growing pains with their resources in this area, BUT it has not impacted our experience or their quality of service.

Union City is great and growing but they have stricter rent control.
