Let me lay the ground work out.I own 2 separate LLC's.  

Doing ground work is part of the business.

Just goes to show what can happen if you lay the right groundwork and market it properly.

It's not just a relationship with another human being you have to develop, but it's also a business and legal relationship with requires a lot of due diligence and groundwork.

Google AdWords - I setup my LLC and website, and started an AdWords campaign to hopefully generate some leads on the web.Boots on the GroundWorking with a great agent I met here on BP, and a contractor who the agent knows very well.

The common thread in both, it seems, is that folks should do some homework/ground work, be conservative with their numbers, work well with others, and above all just get started while continually learning and perfecting the processes as one progresses.You're a good reminder of what Les Brown says, "you don't have to be great to get started, but you do have to get started to be great."

Think of it this way, like with airlines, tenant placement is the whole ground work of getting the flight set, and there is a ton involved.

I haven't done any deals yet, but I have my LLC set up and all pertinent ground work in place.
