I have no clue on the deals and the deep dive into these is above my pay grade.. but I can say that deals that subscribe in an hour or so .. then little to no due diligence is done  at least deep due diligence .. and its the herd mentality.and I can only harken back to Realty shares heydays with Nav Athwal..

I don’t mind having skin in the game either, but I know using private money is key to scaling one day and would like to get some experience with it now, even if it doesn’t fund a majority of the deal. 

Use a spreadsheet instead, or find a different software.Thanks Tim.I'll probably go the spreadsheet route to start with, but as I look to scale my properties continue to evaluate other tech.I also reached out to RentRedi @ Tyson in this thread to share my experiences. 

They are billed as "a scientific approach to single-family rentals" and use "institutional grade property management," which usually means they are a tech company in real estate and likely either don't have the existing property management relationships in each area or you chose an area where they don't have enough units through Roofstock for the PM they chose to care.

I have been buying underperforming properties and I believe all the big names soon do the same just in a bigger scale. 

Detroit has been great for cash flow, but now I’m looking at how I can scale up.

If I scale to a point where I no longer have time and have to outsource, that line item is already accounted for and the property will still be profitable.
