I really enjoy rolling up my sleeves and doing the work, but I could use some advice making some important decisions now and in the future.

It has 5 filters & I sleeve the filter cartridges with white drain pipe stocking (Drain-Sleeve) to absorb the oils/residues etc so I have only replaced the filters 2x since new.

Do you all have any tricks on your sleeve to identify reasonable tenants?

Depends on handy ability and willingness to roll up your sleeves and get in the trenches. 

meet PMs and contractors.it's much easier to set up your Core 4 and roll your sleeves up 1-4 hours away, than 1-4000 miles away.

there is a process that  they can bore through the pipe and add a sleeve without disturbing the ground, it is not cheap but may be better price than where you are now ...

After several years of kicking the tires around here, reading books, walking properties, analyzing deals, and basically becoming the perfect walking example of "paralysis by analysis," I'm resolved to make 2019 the year I roll up my sleeves (or roll them up a little farther, I guess) and really get started in REI.To ensure I keep positive momentum toward my goals, I'm looking to hook up with a local accountability group - or start one, if necessary.
