I’m not a BRRRR guy, but I see a lot of struggling investors these days that are a one trick pony. :-) 

The trick is asking them what happened, usually it is for medical which I get. 

The larger homes do rent well and are frequently booked further out because they appeal to a group traveling together and they do rent for much more per day.

It is a great tax benefit and, as any great benefit, it is frequently abused.

I'd say the trick is to find the property that will do both and hold!!
