I know there are some PMS lite solutions out there made for low unit count portfolios but honestly I used ical and excel until about 15 units. 

Now it used to be if you got a job with the government and could count on a fat pension then life could be good and with a few rentals excellent.

Typically these need now to be in a rated shaft and just not insulated.

Just a side note.. houses in Cupertino that were built in the 50s and 60s many times had NO insulation they just put in two furnaces :) And as you noted they sold for 15 to 25k.. in those days I still remember late 60s when they were crawling up to the 50k mark..

Remember that as a serviceman, you get excellent benefits from the VA loan that can be used to house hack and for investment properties as you can use your allotment on more than one property at a time.
