Unfortunately, I have quickly realized the mortgage is much too steep a payment to promote a net positive cashflow even with all rooms rented.

Thankfully I have friends and family that have done well, so I think I can pull out a sizeable fund $500K+) without going the syndication route, but I appreciate the comment.Syndicators usually get what in slang is called “promote”.  

You have considerably less wall space, and trying to fill furniture into that one big space is often awkward resulting in a lot of wasted space that does not really do anything.And while these open floorplans are often promoted as "family friendly" I have come to the conclusion that they are a double edged sword in that respect.

Please no promotions.

They are probably including the roof in the price of the solar panels, and they make it enticing by offering installment plans.

Many wholesalers are actually selling the property, as far as can be determined from how they promote and advertise what they are doing.

NBT Bank had/has a promotional 6.5% commercial rate they were advertising this month. 

Are they hosting open houses, networking with neighbors that might know someone, promoting the listing for the reasons you listed? 

In declining his offer I would go ahead and set the expectation that you are granting him a promotional rent for this lease period only  and he should expect a rent increase at lease renewal.
