If they can own their dream escape, eliminate the costs and annoyance of booking a rental every time and carry most of some of the costs by house sharing with someone else, that's good enough for them.

Honestly no, margins generally get even worse at lower price points, not trying to be a dream killer, I just know so many agents just make crap up or just haven’t flipped so they don’t understand the numbers involved, it’s near impossible to find anything I do a few hours a day everyday in 15 counties looking for deals on the mls, through wholesalers etc & I haven’t bought anything in over two years.

Trying to build out that dream team of contractors and subs as well.A mentor would also be super helpful, but like I said, still building out that network.As far as my personal situation, I have a good credit score, a decent amount of savings (200k cash) and a little more than that in investment accounts along with some equity in my current home, a mortgage, and car payments.Any advice would be greatly appreciated.
