I would ask them their security plans (or maybe the city dictates that in the business license?). 

State law should dictate that a 30 day written notice would be sufficient if there is no fault. 

But I'll leave you with this -- somebody else's crappy risk management practices do not need to dictate yours. 

Odds are those all go up.....Expense go up and rent goes down is the making of a bad investment for you.At best I would drop it and require them to have professional yard care be paid for by them..... even that would be a stretch unless my rent is higher than marketOpening the box of letting tenants dictate the rent is a bad precedent to start.....I might do this...1 year lease at $2800........ 2 year lease at $2700....

What the seller wants and what your local market dictates might be two very different things.

You want someone else dictating the terms of sale? 

The market will dictate what people want.

Franchise agreements need to be studied carefully - often times they dictate when you renovate and how much you spend. 

That will dictate a lot. 

The risk is that you wimp out and let them dictate all terms and conditions to you for as long as they live there and they walk all over you.
