Hey @Efrem Debesay I work with an investment group out of Delaware OH, who are doing some major rehabs and they swear up and down by metal roofs. 

To add to this old thread... there are now Delaware Statutory Trust options that allow investors to directly invest with sponsors - which can avoid front-end loads. 

I'm a Delaware agent and once fully retired I want to focus on adding more investor clients.
