Since all the expenses on the calculator were listed as annual, I took the monthly values on the realtor website and multiplied them by 12.I'm very confused on what maintenance costs should be estimated at, as well as what I should put for monthly rent.

I am a bit confused on how this works.

I thought it was called a lien, but then again all of this is very confusing. 

My confusion lies around the term "company applicant".

I'm confused, I thought buying property subject to meant taking title (a deed) to property that had an existing loan on it that you (the buyer) were going to make the payments on. 

It is very confusing to read.
