Any property is a slamming deal at the right price, so get angry/confrontational and go get that price! 

They even deny it when specifically confronted with the stipulations from their policies.

Apparently they have had problems with owners confronting tenants.  

Second have a non confrontational meeting with your tenants and gently explain to them what you have learned.  

Have verbal confrontations from the buyer saying he wants to buy the house at $210K but want to wait til after 3pm before he pays me my EMD.

Tenant A got fed up and confronted Tenant B about it and it got out of hand.

Eviction of only certain family members can strain a relationship and most people hate confrontation.

When I confront the family, they deny and turn around and send me evidence of what the other family was doing to them instead.

There are vacancies, people falling off the porch and breaking an arm, one tenant screwing around with another tenants wife, someone overdosing, finding a dead body, confronting an intruder in a STR house, normal things like that.

This is the one thing that every new RE investor has to confront and I’m no different.
