You only need that part of the Operating Agreement that pertains to authorizations to act, powers and you don't need to make other parts available that are confidential to members, ie. % of income distributions.

Check references, remember the settlement amount is confidential but the reference can tell you how professional and successful the PA was.The policy is a contract and the loss needs to be handled properly.

Luckily, while I don't quite qualify as an accredited investor at this point, I have a great resume with no red flags as a sophisticated investor and am confident I can find the right sponsor and foster that relationship as needed when the right opportunity presents itself. 

I realize some of the investors view this as confidential/protected information so thank you in advance to anyone who is willing to share. 

When I called the assessor's office the lady I spoke to said that the site didn't include this information because it was confidential, but she could give me the information for any particular address over the phone.
