My goal is to pay for any scouting or signing trips with just rewards points in 2018.I would imagine that you can really rack up points and/or churn through signup bonuses if you charge major purchases and expenses through rewards cards and then pay them off immediately.

My realtor called later that day and we had 10 full or over asking price offers and the fax machine (look up "fax machine" on google if you are in your early 20's) was still churning out offers when we accepted one for cash, 10% over asking price, no repairs, no inspections, closing asap.....

Share that data with the appraiser, and make sure your lender isn't using a cheapo appraisal management company that just churns reports out as fast as possible to earn a living on bare minimum fees (any of y'all getting a mortgage from me are paying $150-$200 more than the cheapo AMC if it's a BRRRR or purchase mortgage, deal with it!)
