I'll be talking with them more next week to go over my plans and to nail down their requirements.Sounds good mate,I like staying liquid and using that to keep growing.I only buy and hold with "lazy" money lolCurrently have 25 SFH in my portfolio in the US and it's pissing me off as I want even more liquidity to start doing bigger deals.Lenders aren't my cup of tea and I only choose to work with a few that I've had a super long relationship with.Keep up the good work

I live in Miami but bought a duplex up in Parma, using Nicholas Varner and the Holton Wise group.While Parma may or may not be your cup of tea for a live-in rental (I'd call it a B-, C+ at the worst), they do also have many listings in some of the "better" B+ A neighborhoods.I found them to be quite responsive and will be picking up more multi-families using them as my PM as well as transaction facilitators.

The issue is the assignment does not put you on title (no mortgage insurance or even liability insurance) and if discovered by the lender may invoke a Due On Sale, as under the table, you've created an assumable mortgage, usually denied today.Not my cup of tea...

The tea,coke,etc. has high margin along with appetizers and desserts.If customers are being cheapo and just using coupons for the main meal and getting waters you might as well close down the place as there is no money to be made.Bottled beer drinks have low margins, followed by draft, followed by highest margins with custom liquor drinks.
