Hey @Dan Fritschen, To keep things above board and clean, id recommend forming a legal partnership or forming an LLC with ownership over said LLC clearly spelled out and open a bank account for it.

i don't do Section 8 -- we only do month to month rentals -- but I have read on many LL boards that the Section 8 experience comes down to the public housing authority managing your local Section 8 program.

A lot of people want to buy out of state to chase cash flows and get really excited when they see the returns, but they fail to really get to know an area.Classifications of A,B,C or D are really opinion based, but if you speak to professionals who really know what they are doing, they will generally agree across the board on what area falls into what class.

Still, there has to be a shared motivation to grow financially and a shared understanding of the risks involved with the particular investments you are looking at.This should be obvious, but I know from talking to investors for over 30 years that it's not.It's very difficult to be a successful real estate investor if your spouse or partner is not on board.
