With the help of an investor-friendly agent How did you finance this deal?

I do have a third goal, but too much will happen by the time my second goal materializes that my third goal will likely change drastically.Also, I tend to find myself wanting to ask market-specific questions to agents/lenders/investors/contractors/etc. a lot.

Since you are on the Austin forum and stated you are from Texas, I would be happy to get on a phone call or have coffee with you to help you focus on the task ahead.However, let me remind you, I am neither a real estate agent, or lender.  

My experience currently involves but is not limited to; breach of contract, embezzlement, coercion to include extortion and blackmail, and bribery from both lender and two NEW WESTERN agents.

We also give the agent $100 for every current tenant that resigns for another 12 month lease.

I would love to hear from those who have actually invested in these areas vs. realtors/real estate agents.  

For on the ground evaluations, I rely on local contacts: agents, contractors, or even property inspectors to provide walkthrough videos and detailed feedback.

Real estate agents in Ohio aren't allowed to lie about receiving other offers that don't exist, but I've seen it happen before.

@Sam McCormack is a great agent there that helps plenty of investors.
