For me, there has to be a viable exit strategy to pay off the HELOC in less than 12 months, that frees up my line so I can do another deal and I also don't want to have a large balance on a variable rate indefinitely

J-tree (San Bernardino County) just changed some rules and are considering a moratorium or cap, Palm Desert does not allow short-term rentals for a while now (I had to convert mine to 30+ days), and Yucca Valley is not issuing new licenses, originally for 45 days but expected to be continued indefinitely.

Lastly electric is hands down better than gas cars, maybe aside from the engine noise a sports car makes, it is finally clear it is the direction we are going and should have been going many years ago.
