Do you charge for small cleaning items, like windows weren't cleaned, oven needed a quick cleaning and kitchen cabinets needed wiped out?  

Does anyone have any recommendations, or leads to a contractor for a minor rehab (paint, cabinets and door install/ repair, laminate flooring install, a minor refresh overall)?

From that, you can determine what parts of the Building you own and have to insure (ie. drywall, fixtures, cabinets,....)2.

Water came in through the cabinets for 10-15 minutes and it destroyed the microwave and the controller on the boiler.

I added indoor AC, as opposed to wall units, added new kitchen cabinets, new floors and painted inside and out.

@Baskar Krishnan - Flips are doing well (nicely renovated, not just painting walls and cabinets). 80K seems high.

If you do some of the work yourself, for example, painting, demolishing the old kitchen cabinets yourself, install flooring, you'll save money.

That would include all personal property like appliances, curtains, cabinets, carpeting, etc.  

That seems to be the weakness, because obviosuly along the walls (and cabinets) there wil be a lot of cuts.

People say the did all a flip with new floors, new bathrooms, paint and kitchen update for $35k.....thats what I got quoted to install new counter tops and cabinets in this tiny galley kitchen!!
