Coil elements are readily available and inexpensive.3) Tenants - ours anyways - do not appear to be able to clean these cooktops without resorting to highly abrasive substances (steel wool, wire brushes) which brings us back to item #2 above.While I prefer a smooth cook-top in my own home, I am happy to say we only have one left in our rentals {it came with the building}.

So far I have gone to two accountants and have felt shoed under the rug and brushed aside.

Ryan:You should be careful with that brush, lest you paint yourself the same as those you disparage.As @Luc Boiron posted above there are incentives in Ontario - one of only three provinces in Canada providing any significant incentives.  

I painted my contractor grade cabinets this past summer with a brush and a small roller.

One of my rentals has a tree that the branches are brushing on the neighbors roof.

I'll definitely be brushing up on the Residential Tenancies Act over the next few days making sure I understand all aspects of it.

It comes in a small jar with a brush like nail polish. 

They also sell tools at big box hardware stores that have a large rotating brush on one end to run through dryer vents.

I do this to try to motivate them to not be ridiculous with water use (like letting the water run to brush your teeth or when you wash dishes, or take long showers that empty the hot water tank, etc)In all my leases, I have a clause that says all appliances on the property are left as a curtesy, and if they break, either the tenant needs to fix them or buy their own.
