I don't wholesale but as an agent cold calling or texting was the best.

Some exchangers change how title is held on the replacement property once the exchange is "old and cold." 

And here is the cold-hard-truth, the buyers agent wasn't hoping to get her client to pay more, she just got beat by us!

I find these are the easiest cold calls to make, but usually they will hit you with a big sticker price at first.
