Giving them a laundry list of items will typically just overwhelm them and create more confusion instead of giving them a smaller step process to get more confidence to get the ball rolling and then they can get into the weeds on their state when they get the contractors out there, have local bids come in, and dial in their plan.

Have you run the numbers on refinancing vs. selling the land parcels?

Apart from it being an awesome town, we are also land locked by the Navajo reservation and national parks.

Look for a land or lot deal.  

Of course, your "L" and his "L" probably stand for different names, but they are easy to remember nonetheless. 

Seems like the few people I talked to that are selling land in Florida are trying to sell it above retail without understanding that most of their potential buyers are going to be builders. do Not buy land in FLA without doing full due diligence  on all aspects . there are environmental gotchas that you need to fully suss out prior to waiving due diligence
