If the math works ok but it should be compelling and  a no brainer in savings for you to refinance now, in this market.

Two incidents of thefts from my rehabs was a no-brainer to get the WI/FI which is nominal to me calling the police, informing the insurance company only to be told (whatever) wasn't covered, and of course my deductible is $1000. 

If your plan is to sell/refi before the loan hits it's adjustment period, this seems like a no brainer (assuming there are no pre payment penalties). 

I didn’t smoke or vape when I rented from my landlord who has a no smoking policy for his units and property.

Its located in an area that I feel would be perfect for Tiny homes, big tourist area, crunchiest part of Colorado Springs, and in a no-man's land part of town that is off the beaten track and with amazing mountain views of Pikes Peak.

I have a good friend who spent two years of her life in litigation as the plaintiff on a no-brainer legal case.

I have had instances where people wanted to stay but it wasn't a no bathroom for days situation.
