I am very involved in our local real estate investor association and agree that in this central Florida market there are an over saturation of STRs as well.

It's a great strategy but I agree with @Jack Seiden, having roommates at 30 isn't ideal.

A lot of time, this will scare the people out of the property rather calling the cop agrees to issue a trespass or not.

I am only familiar with the contract in my state but items seller agrees to do based on inspection findings are their responsibility unless spelled out differently.
