This doesn't account for transaction costs and reduction in leverage as you pay down the mortgage which accounts for closer to 2-3% less, so you 12-18%. 

I have never approved a tenant without meeting them, if everything looks good on paper, income, accounts, backgrounds.

If you can't find a property that cash flows with real underwriting numbers, 8-10% vacancy, 8-10% property managment (whether you do it yourself or hire someone, you still need to account for that time/expense) then don't buy it.

I know some people feel like they need to invest in a course to hold themselves accountable or feel like they are doing something.

It doesn't even take into account the pref!

I just set up my vrbo account and still some finer details about planning the communication, cleaning service, maintenance persons, etc…

Then you need to bid fair market value, not appropriate the bid to take into account the STR revenue but more so LTR.

My accountant was lazy, not well informed and provided bad advice.
