Buyers don't look for financing and its foreign so they don't jump on a forsale listing on zillow.I've had the best (only) luck with zillow rental adds,   starting with the pitch;  rent to own, live in a great home while you pay off owning it.

We are looking at a historic multi family in San Diego the sellers have not filed the Mills Act paperwork What are the ramifications of filing for Mills Act on a rental property?

I am however looking to start a rental management company in my area.

I am still personally buying rentals but I am not expecting much in the way of cash flow at the moment.

What about evictions, 3, 5 months no rent then a rental turn, call it 10k total lose, for ONE prop, again negative cash flow.

I assume we're talking about a rental property. 

There is no current tax on rental income and capital gains.

These are 2-bedroom, 1-bathroom properties that I had originally planned to keep in my rental portfolio, but my plans changed.
