There really isn't a secret to what I've done, much of it is spelling out to them why you're a great candidate (your clean, you have a steady job, you take care of the unit as if it's your own home, your a good neighbor, etc).  

You pick up a house put some money into it and take it all back out, you have this secret method where you can do this contentiously... forever or till you hit 10 loan but your looking for the right lady to be your wife and you'll help her get 10 loans for herself TOO!

@Peter Prawel someone made a post here once talking about how his hard money lender kept backing out of his deals only to find out later tjat the lender bought three of them himself and kept it secret while still getting him to bird-dog more deals

I feel like I’ve stumbled into the secret garden, or an amusement park for adults who buy, sell and trade real estate, services, knowledge and so much more.

<-- I've heard rumors that FICO is catching on and this is becoming less effective, but FICO treats their exact algorithm as a trade secret so who knows.

Little secret if you book next years  event while there it is much cheaper.
