If the Tenant is crying COVID, then follow the guidelines for COVID relief. 

Not sure how your state is handling evictions now but most states have a COVID relief fund and maybe this will be the kick in the rear they need to fill out those doc's and seek help. 

@Brian Jaime I met with my GC today who said he's starting to see some relief at the lumber yard. 

I would only buy it if the unit is delivered vacant or the tenant is set up and approved for rent relief where the govt pays their back rent.

Seller is actually going to repair the foundation, so I'm feeling some relief now :) 

That means there will be a separate budget bill later this year that will go through reconciliation.

I see some that do not want to pay rent now because they know that the free $ has moved to rent relief, so they have to stop paying their rent to get that pot of money...and for my renters they had a problem getting that rent relief because their salary and hours has actually increased over time, no COVID loss of income. 

If that pencils out as a profitable project, we will shoot for the moon and ask for relief on certain limitations in order to maximize the property.Hope that makes sensePaul

It takes them filling out the paperwork first, then you fill out your part.There should be a site in your state just for this, Im in Florida, so not sure of yours, but Google this;federally-funded emergency rental assistance relief program to support residents and businesses as they continue to recover and rebuild.Good luck!

I have no answers and doubt these nuts we have running the circus in CA will bring relief, they only know how to increase government, raise fees, think of new fees, make excuses and tell us how wonderful they are.
