I lived in Ponce for a year across from the Catholic University on the 15th floor in a decent condo/apt.

In a fast moving market, where multiple offers are presented there is no time for getting verbal buy in. but if a property has been sitting, to me, there’s no reason not to make sure that you are in the same universe before submitting a formal offer.

Hi @Brian Cannon - A new Universal Studios is being built in Frisco TX (a suburb of Dallas) that I find interesting.

Just keep in mind that the financing terms (like 30 year fixed rate) are almost universally better when title/mortgage is in your name and not the LLC. 

We also have a son that will be going to the University of Arizona and our thoughts, assuming this is a wise choice, is to do the same there.

UCF is now the second largest university in the US with 70,000 or so students, and apartments are springing up everywhere.

Locally, FB is an excellent way to reach more potential renters, I'd start with the "NWA Rentals" group and "University of Arkansas Parents"Agree with the other comments that you need a better PM, if you don't mind the part of the work you're currently doing, you could leverage a local investor to help you show properties.
