Seems like it would be overkill to provide anything other than the kitchen level.In summary, 1- Are fire extinguishers mandatory for a unit such as mine and if so, if it did not work properly (Murphy's law) would I be liable since I provided the extinguisher?

Quickbooks little brother quicken is over kill for 20 units, costs less than $50, and is 10x easier to learn than quickbooks.

It is a very robust online marketing tool that allows you to build and segregate list, provide automate email replies, sell products, etc.Unless you are planning on building a big database of potential customers that you want to communicate with routinely and convince them to buy something from you.... it is probably gross overkill for a real estate investor.There are other FREE programs such as Constant Contact which are better suited to a real estate investors needs.Best of luck!

Overkill, structure for financial planning and use insurance.You may have issues with real estate brokerage requirements having a real estate management company (requires a license) as your other entities are not you, they are seperate legal entities just as other people.I suggest you look into a Series LLC in Texas, have multiple members and use insurance. :)

Just my opinion, but I think it is overkill for single family rentals unless you have significant personal wealth and plan on running your rentals in a way that could lead a jury to want to hammer you.

Ideally whatever documents you get from them are signed certified accurate by their accountant.Some of this may seem like overkill, but people routinely misrepresent numbers in listings.
