Land contracts are usually different, but no less complicated, particularly when it comes to mineral rights, environmental issues, due diligence, zoning, etc., especially if you're purchasing four separate parcels as a bundle. 

My experience is heavy in oil, gas, minerals, and more recently, commercial buildings.Have owned 3 rentals in the past and currently have 1 under lease for a five year term:  Class A - appreciation focused, but CFs at ~$2400/yr. 

The contract states that mineral rights don't come with the property which is standard.

Mineral rights - Mineral rights in Texas do not automatically convey, if you don't own them the owner can drill or mine the land.
