Questions about investing in raw land

Hey guys, 

I’m new to investing in real estate. I’m constantly looking for houses to flip or rental properties. While looking for deals I a came across some raw land that is currently in farm land. The land is in a growing community. I have contacted the agent but the problem is I don’t even know what questions I should be asking or even how to evaluate the property to find out if it is a good deal. Any advice would be greatly appreciated.

What exactly do you want to do? speculate? value add? develop into a subdivision? mixed use? commercial? You need to figure out the way you're going to make money from the land and the timeframe.
