Regardless of what you do the senior will likely lose their low rent situation whether you buy the property or not. 

Y'all losing all of your properties because you don't want to be a DECENT HUMAN BEING?!?! 

Prior to losing the home in foreclosure the previous owner had retaliated against the lender by cutting out most of the exposed electrical wiring and removing the heat and air units from the property. 

Do not be surprised if you lose your entire investment and maybe more, if you have a recourse loan.On the other hand, real estate is a forgiving asset class.
