These types of neighborhoods can (not always) lead to lower risk tenants, fewer maintenance calls, lease purchase scenarios, etc.However, when you are buying properties for 100K vs 20K, it is difficult for many of us to pay all cash or even to pay that off from the cash flows in under 5 years.

This is not taking into consideration the closing costs of the purchases.Do not under estimate your operating costs - it is alway best to conservatively over estimate them and be pleasantly surprised when you come in under your numbers than the other way around.

If I cannot do it in under 30 I will let the buyers agent know with clear communication that for whatever reason that I will need 45 day escrow etc.It all comes down to communication and due dilligence up front, good luck.

It was a perfect opportunity for me.From my experience, the person this model of investing is most suited for is that person with a job, that they really enjoy doing and don't want to be a inundated with all the intricacies of investing and being a landlord, but understand and can use all the benefits owning real estate long term provides.
