In a text book case you'd buy a property for half of its ARV (after repair value) and then spend 25% of ARV on rehab and generate 25% equity.

I evaluate the performance of every income generating property that I own. 

Longer tenancies mean lower turnover and vacancy costs, so two single-family homes usually generate more reliable income and higher net cash flow than a fourplex.Vacancy risk: A fourplex has four times the vacancy risk of a single-family home.

I may try a few more "flips" just for fun, but I also have money invested in Groundfloor, Fundrise, and other income-generating investments to compare (and those ones I spend little to no time on).
