Find the forum categories that you are most experienced/interested in and participate.

Is it common to charge more?

Even if the rental has a decent cash flow with additional flood insurance, we're still not sure we want to take on that risk as we are out-of-state investors (planning to move back to KY in the future, but not now) and we don't like that it will potentially bring down the perceived value when we try to sell it in the future.The seller has never lived there and has not provided any information on if it has flooded before or not.

Ok so a diff path then my previous post.I also wanted to invest in real estate but just assume( and bet is probably true) that most of the people that find truly good investments have  either or all of the following the most "average joes" don't:1.

One recommendation I always give to beginners is find local REI club meetings in your area.

This is not the cheap markets but the higher cost markets.This year I added a half bathroom out of existing space in a very expensive area.
