When you refinance you can use the funds to buy more properties... it has some BRRR concepts, but not a true BRRR. 

Its a very simple concept - not sure why you are wrapped around the axels ... 

If you want to nit-pick reality, I guess I could get on-board… but the general concept is that you make allowances for the things you are talking about.

what i see in the land flipping courses is really just each of them regurgitating the same information there is only so much you can talk about when it comes to land.. you buy low you sell high  easy concept..

Sewers to me are a foreign concept as I've been fortunate to always be on city water and sewer. 

I really don't have an issue with the concept but I don't like being told I have to deal with the monstrously ineffective and arrogant bureaucracy that AMHA is.
