I took a deeper dive, and listened to may of the podcast episodes that Sean had put out, as well as the BP podcast episodes where the various methods of wholesalers were revealed in interview after interview.I found many similarities among what I'd read and heard on the podcasts:Direct Mail is a very popular way to goYou'll likely need to spend thousands in marketing dollars (most likely using yellow letters and postcards) to get the deals coming in to youOnce you get one deal, the rest snowballCommit to one marketing strategy, bandit signs may work but they tend to be the least favored here on BP (due to their "uglying up a neighborhood" and the fact that many times they are illegal and get removed)So I get the general gist of this but the questions I still have unanswered are:How does one know what is the right legal language to put on contracts?

An individual in a long term care nursing facility is likely to have diminished capacity.A little detective work may lead you to the facility, but that may not be helpful as laws will interfere with facility revealing if your party resides in their facility.You might find your owner but not be wise to get your purchase docs signed by this person.

A Home inspector and SPI are not going to reveal anything behind the walls, but if it's a single window you probably are not too bad off, if all the window are showing signs then that might be sign.

If your inspector flags the roof and you want a roof guy to look at it, but the seller doesn't want to give you time to get a roof guy out there, you should assume they are being shady actors, that they are trying to hide something, and you should 100% walk in 100% of cases.If the inspection results come back clean and/or only revealing things you already knew about from the seller disclosures, great that is how it is supposed to play out and you've got an honest/forthright seller. 10 days is PLENTY of time, unless the seller is being shady or is ignorant of the home they are selling, which is THEIR fault.The California Assn of Realtors Residential Purchase Agreement, in whole, is a fair document IMO.

.- IRS transcripts come back, revealing that there was a shady family member CPA committing tax fraud for years and the IRS said they owed several hundred thousand dollars.
