Put one of those motorized stair chairs in the house.

A living room should have a seating set (couch/chairs, sectional, etc), and a TV stand, and maybe an area rug, depending on the flooring type. 

I’d stage it with stuff during the sale (NOT a lot of books, maybe a chess set, reader chair, globe, interesting objects, some cool looking hardbound books) and leave it alone.

I remember I almost fell out of my chair when I saw his sell number.

It can also look nice for staging with some deck chairs.

In this economy people stop paying dues and everyone else has to cover expenses, increasing dues and spreading the burden onto already tight budgets.If a project was in great shape and past due dues are less than 10% and the board is rational, maybe ok.You never know when someone might highjack the board by becoming the chair and go crazy on an older property.

I could see how it'd be a challenge to get folks down there.If you do the residential conversion, looks like you have a flat roof - could you put an entertaining space up there -- area with some lounge chairs, some planters, maybe a grille or something?

Sitting in a chair looking at the MLS will not cut it.
