Hard money lenders or bridge lenders will lend to an entity and the members of that entity PG the deal (meaning the have their credit/background pulled/checked, they provide asset statements, and verify their experience in investing to date).

PG County and DC are much more conducive to flipping.

MoCo, PG, DC, Anne Arundel are much more fogiving, and like youve alluded to, Baltimore will eat novices alive. 

If you are staying in the DMV look into PG county in single family detached homes in areas close enough to the University of Maryland. 

This weekend I went to open houses in DC and PG County, MD.

Reading between the lines, you need a KP to lend their balance sheet/credit to the PG docs the banks want.

There will still be a PG with most private lenders regardless.
