These closures raise an important question: why are large, purpose-built supermarkets shutting down in urban areas?

@Krystal Lozano A good majority of areas still produce day 1 cash flow for multi family in Pittsburgh with a 20-25% down payment.

When you say "section 8" tenants, are you looking at low-income housing tax credit type properties, or standard rentals that are in lower income areas and therefore cater to HCV tenants?  

Focus on high-demand rental areas (suburbs for multifamily, tourist/business hubs for STRs) and consider scaling with the BRRRR method to build passive income.

Is it really that HCOL of an area?

I'd love to hear people's thoughts on the current market and any success/fail stories in the Phoenix area.

Unless you can knock all of those items out in the next week, price competitively in the market and are in a hot area.
