I am working on gaining some traction to purchase some rental properties as well.

I also work full time and have a full time family...driving for dollars happens when we are out running errands, taking trips, etc. but I don’t think I get enough volume to get a solid traction.  

Once you get to 20 videos you can jump back and look at your analytics to better understand which videos seemed to get traction and which ones simply were not discovered by more than a few people. 

I've been in somewhat of an analysis paralysis at times but I'm starting to gain traction.

Seems to me you might get better traction if you hand delivered the offer and sat down with the seller to work through any objections, you go to all this effort to find these people and then just send them an email?

Look at places like Oahu where overnight 90% were made illegal.2, SFHs are dollar for dollar very inefficient, financing is easy and they are more liquid but your most valuable asset is time so if you go into STRs and SFHs you could find yourself at a loss of years before you gain traction.3, Watch what the big players are doing (I know that some hedge funds are buying SFHs but not at the rate as large multi-family)4.

The city does finally seem to be seeing some good traction from the Gigatown win and some project funding like the Heritage precinct that are seeing some really good Hitec start ups coming in to or staying in town from Uni so if that continues then some alternative jobs are coming in too.As for rentals, this is still the oldest housing stock in the country so it is prime for buying under value doing improvements to it and increasing your values and to a lesser extent rents.

You've either got to pound the pavement HARD or have a solid marketing budget to get any traction down here.

This might be a long shot but if the market in your targeted area is that hot you might have to pay closer to market or lower your standards to gain traction
