A lot of loan scams promise lower interest rates and then charge an application/underwriting fee of a few hundred to a few thousand dollars up front, and then they disappear after they collect your fee.Never pay any fees until the closing (i.e. that are listed on your HUD).

You have to be VERY careful in who you select as there have been scams, etc and big time title issues(people selling properties that didn't belong to them) I have an agent contact down there that should be able to help with the transaction.
