Basically, if you have 2 homes on the neighborhood that get investigated several times of the year for illegal dumping, abandoned vehicles, vacant board orders, or high weeds/grass... it's probably a more distressed area.I also walk the street on Google Earth to ensure that I'm not across the street from a metal recycling facility, railroad tracks, waste water treatment center, landfill, trucking warehouse, etc.Another interesting look is to use Google Maps to find all of the Starbucks in town.

It's helped pay for, without a deductible on my primary insurance: -A new King Bed after guests broke the other bed when they showed up and most likely jumped on it-A new Queen Bed  and Box Spring after similar situation in the upstairs bedroom-A new Dining Table after guests left a bunch of super hot pots/pans on it and bleached the wood-Repaired door frame after a guest must have broken the front door-A new sleeper sofa after guests bent the pull out metal hinge to the point where it would no longer retract into the sofa.

It would be thin, relatively cheap to buy and easy to install with 1/4 rounds, metal stair nosings and edge strips to end it short of the halway balusters.

So either you can strip the lead based paint and repaint, or put in vinyl or metal window frames, or not rent to people with little kids who eat the window frames and sills....There is a kit that you can use to wipe the paint in various areas and it will indicate if you wiped lead based paint.

You can get it stuck, cut/ruin tires, do a Lot of sheet metal damage clearing trees, etc.
